House Rules

**House Rules – Please Read Before You Book** 1. **Person who books stays**. No subletting. If found the person who booked isn't staying the booking will be cancelled without refund. 2. **No Parties or Events** This is a residential building— no parties, gatherings, or events of any kind. 3. **Only Registered Guests Allowed** Only the guests on your booking are allowed to stay. There’s security monitoring outside the building and in the hallway, and any extra guests not approved in advance will be charged $100 per person per night. 4. **Keep It Down After 10 PM** Quiet hours are from 10 PM to 7 AM. If we receive a noise complaint during this time, your booking may be cancelled without a refund. 5. **Check-In & Check-Out Times** Check-in is anytime between 3 PM and 10 PM, and check-out is by 10 AM. If you’d like to arrive early or leave later, please let us know ahead of time. We can’t promise anything but we can see if we can accomodate. Unapproved late check-outs will be charged $50 per hour. Cleaners will access the apartment at 10AM sharp. 6. **Lost Keys** Losing the key means we have to replace the lock, so a $300 fee applies. Please look after it. 7. **No Smoking** Smoking is strictly not allowed inside the apartment or on the balcony. A $200 cleaning fee will apply if there’s any sign of smoking. 8. **Removing items from apartment*** Nothing is to be taken from the apartments. This includes the shampoo and soap dispensers. The cost of replacement will be forwarded to the guest. 9. **ID Check** If required to complete ID check due low or no reviews that must be completed as soon as possible after booking confirmation to continue with the booking. We will notify you in messages if ID check is required. The booking is conditional on passing ID check. By proceeding with the booking, you agree to follow the house rules.

I stayed in Jessica's apartment for 9 days whilst on business. It's a lovely apartment - fitted out to a high standard, rather than the typical basics. The coffee machine was particularly welcome, along with the good quality linen and towels. Wooden hangers too, which were a treat for business dress, rather than the rubbishy wire type! Thank you again.

Wow! What an incredible apartment! Even better than in the photos. The view is spectacular. We loved everything about the space and all the furniture, soft furnishings and kitchenware were a really high standard. We really liked the towels, which sounds like a silly thing to mention, but little things like that make a big difference! Jess & Pia were absolutely fantastic hosts, from the moment we enquired to after we had departed. I really cannot fault them, the best hosts we have ever had on Airbnb! All their correspondence and the instructions in the guide was clear and easy to understand. The location is also brilliant - within easy walking distance of the West End, South Bank and Central (over the river). Plus the block is right on Fish Lane, which is packed with amazing eateries and bars. We will definitely be staying again next time we are in Brisbane!

Jessica's place was great. It had everything we needed for our week long stay. The place is compact but very well organised and spotlessly clean. There is a great view across the river to the CBD. It is perfect for a couple. All essential amenities were provided. Check in was straight forward and Jessica kindly let us check in early. The area is good and very close to the river front and most city centre places of interest. I would recommend Jessica's place to anyone looking for short or long stay in Brisbane.

My husband and I had a wonderful stay in Brisbane. The apartment was in a perfect location, very close to South Bank and lots of restaurants, coffee shops and a grocery store. We rented a car, so it was nice to have a dedicated parking spot in the garage. However, we loved exploring by walking, scooter, and ferry also. It was so easy to get around. We had a beautiful view of the river and town being so high up in the apartment. The bed was very comfortable with very nice sheets. The hair dryer was great. We got a lot of use out of the washer and dryer during the week we were there. The hosts were very accommodating and quick to reply. I would definitely recommend this apartment to anyone visiting.
